ANNUAL DUES
River Bend Bluffs Community Association Dues are some of the lowest in the area with more amenities than most neighborhoods. The dues for 2012 are $230. This is a $15 increase from 2011 and the first increase in seven years. Association Dues run from March 1st to February 28th, therefore 2012 dues are payable anytime prior to February 29, 2012 (leap year).
Over 98% of the associations income is from dues, the remainder comes from interest. Therefore, it is the River Bend Bluffs Board of Directors responsibility to make sure all dues are collected and expenses monitored to remain solvent.
Your dues are used to maintain and operate association property such as the pool complex, tennis courts, pond, nature trail, and front entrance, and pay for services such as snow removal, mowing of common property and street light maintenance.
Consistent with subdivision covenants, delinquent payments are subject to interest charges and collection costs and become a lien on the respective property upon deliquent status.
A dues invoice is sent to all residents in January. You do NOT need the invoice to pay your dues - just make sure you include your name, address, and Lot number on the check or enclose this information on a separate piece of paper.
Dues can be mailed to the association mail box at 10934 River Rapids Run. NOTE this is NOT a physical address - do NOT try to deliver your dues check at this address.
If you want to drop your check off you can drop it off at 6522 Shoreside Drive. The association also accepts electronic checks generated by your bank. However, if you have a check generated by your bank it is YOUR responsibility to make sure the association receives it timely.
