Architectural Guidelines
 
   
All residents are encouraged to review the restrictive covenants for the River Bend Bluffs Association.  Among other things, the covenants prohibit any type of yard sign except one advertising the property for sale.  Parking boats, campers, trailers, etc. on lots is also prohibited.
 
Trash and/or recycling bins are to be stored in your garage or placed out of view when driving by your home.  Bins may be kept outside the home if fully kept our of sight by an approved fence, screen or landscaping.
 
The River Bend Bluffs Board reminds all residents to be aware of utility easements when planning improvements to their property.  Please call 811 before digging.
 
When snow is forecasted, please move your vehicles off the street to allow the snowplows to clear the streets.  You may want to place markers to indicate your drive and lot corners to help prevent snowplow damage to your property.
 
The Board of Directors has discussed the following issues and has established these guidelines. For the protection of the entire association and to maintain an aesthetic community and enhance property values, we request that property owners adhere to these rules.
 
Please have your exterior improvements approved by the Architectural Committee before you start construction!  Architectural Request Form
 
Barns, Outbuildings and Additions:
  • The structure must be of wood frame;
  • The siding must be of the same color as the house siding;
  • Roofing must be of the same color as the house roofing;
  • No manufactured metal or plastic outbuildings;
  • Maximum outside dimensions are not to exceed a total of one hundred (100) square feet;
  • Maximum outside height shall be no greater than ten (10) feet;
  • No structure shall be constructed in front of the rear line of the homeowners dwelling;
  • Placement and design must be approved by the Architectural Committee prior to construction.
 
Fences:
  • Fences may only be of wood or plastic composite material;
  • No metal link-type fencing is permitted;
  • Fences may only enclose the back and side yards as explained in the Restrictive Covenants;
  • Maximum height of fences is to be no greater than seven (7) feet;
  • Placement and design must be approved by the Architectural Committee prior to construction.
 
Clotheslines:
  • There shall be no permanent exterior clotheslines of any type.
 
Garage Sales:
  • The association will sponsor two community-wide garage sales per year.  One will be in the Spring and another in the Fall.  They will be advertised.  No other garage sales are allowed.
 
Satellite Dishes:
 
Satellite dishes should:
  • Not exceed six (6) square feet of grid area;
  • Be kept lower than the highest point of the roof line (we recommend they should be close to the lower part of the roof, near the gutters);
  • Be put on the side or rear of the house, not on the front or in the front yard.
If mounting is done on the ground, it should be within three (3) feet of the house.  If for some reason it must be put in the yard, please put it in a location that is least noticeable and aesthetically pleasing as possible.
 
As with all projects that can affect the value of a neighborhood, please call the Architectural Committee for recommendations before installing any outside improvements.
